“When I first got into real estate investing I took the same approach that a lot of novice investors take. I bought the cheapest property I could find, I found the cheapest rehab crew on the internet, and I looked for a tenant on my own and as long as they could put down a deposit and pay the first month’s rent I signed them up. I thought that I was doing the right thing by saving as much money as I possibly could, I was wrong. The properties I purchased turned out to need significantly more work than I originally thought, and the rent that they could fetch would turn out to be barely enough to cover my expenses. Even worse my holding costs after purchase ended up eating away my profits because the rehab crews were taking months to finish the jobs. Finally, after the work was done and my renters were in place I thought I was home free but then the real problems started to pop up. I was constantly paying more contractors to re-fix the repairs that were supposed to already be secured, further eating away at my profits. Then, almost in unison, my tenants started to flake out on paying rent and I ended up having to evict all of them before their leases were over, this cost me literally thousands of dollars in eviction fees, holding costs, and property clean-up. It was at this time that a good friend referred me to Silver Property Management. Within weeks all of my properties were rented out with fully screened tenants in place and they also helped me to address all of the shoddy workmanship that had previously been done on my properties. To this day all of my tenants are in place and I have had no additional repair costs.
