Frequently Asked Questions

  • What is the residency application procedure?

    Each adult over 18 years of age, not attending school, must submit an application which includes: paying the non-refundable application fee, ($25 for one adult on the lease or $20 per adult if there are 2 or more adults on the lease), providing your landlords contact information and providing proof of income (current paystubs/awards letters ((child support, disability, soc. security, foodstamps, etc.)). All paperwork and application fees must be paid/completed and signed before we can start the application process. Silver Property Management runs a credit, criminal, and eviction verification per applicant that will be responsible for the lease.

  • What happens once you are approved?

    You will be contacted to schedule a lease signing and move-in date appointment.  The home/apartment will not be held for any applicant until a lease is signed and a deposit downpayment is made.  A home/apartment will typically not be held for more than 30 days.

  • What is the amount of the security deposit and when is it due?

    The security deposit is typically equal to 1 month’s rent and is due in full by your move-in date for a single family home.  The amount of security deposit may vary based upon your credit and/or renting history.  Please contact the property manager for specific security deposit details if your are interested in one of our homes or apartment communities.

  • Who is responsible for maintenance of the property?

    Your lease will show what maintenance is your responsibility, so please refer to your signed lease agreement.

  • What is the lease term?

    Most of our rentals require a 1 year lease.  Some homes/apartment communities may accept short-term leases so please call today to inquire.

  • What is the pet policy?

    Most of our rentals allow pets. If pets are allowed in a particular property, a pet fee will need to be paid. The pet fee is $150 per pet for most of our rentals but can be higher depending on the property selected.  If you have a breed that is considered vicious, (pittbull, german shepherd, Rottweiler, chow chow, etc), you’ll need to provide a current copy your renters insurance on the dog(s) which shows proof of liability insurance in the amount of $100,000.

  • When do my payments begin?

    Rent is due the day you take possession of the property.  After your move-in date, rent is due on the 1st of every month unless specified differently in your lease agreement.  A pro rated rent amount is calculated if you move in the middle of the month.

  • Are you required to hold renter’s insurance?

    Renters insurance is not required unless you have a vicious breed dog, however we strongly recommend it.

  • When can you move into your new home?

    You are able to move your belongings in when:

     All rent, security deposit, fees are paid in full with cash, money order or cashiers check, and all lease documents are signed.  You must contact the property manager to schedule a date and time for you to obtain your keys.
