Real Estate Purchase and Sale Contract:
It is the blueprint for the entire transaction. Real estate agents and attorneys are licensed to provide these. They protect your interests and negotiate the terms of the deal on your behalf. Remember once the contract is signed, you’re legally bound to its terms. The contract spells out the terms and conditions of the purchase from the purchase price all the way down to who pays the utilities until you take possession of the house. Don’t think any pre-printed real estate contract is written in stone; rather it’s where the buyer and the seller begin negotiating. It’s where your real estate agent or attorney will be invaluable to you, offering advice that can save you hundreds, even thousands of dollars down the road. As a closing agent we review the contract and close according to the terms agreed upon.
Our closers will review your contract with you to insure that we have a full understanding of your transaction. Many contracts require the issuance of an Owner’s Title Insurance for the buyers and Mortgagee Title Insurance policies for the new lender.
Refinance:
When you refinance an existing mortgage “it costs you money or equity.” People refinance for many reasons. Whatever the reason, the new lender will require a Mortgagee Title Policy to be written on the new loan. You are eligible for reissue discount on the cost of the new policy. If you provide the title insurance company selected to do your refinance with a copy of your “owner’s title policy”, you will receive a discount on the cost of the new loan policy. You have the right to select the title insurance company to close the new loan for you. If you do not tell your new lender who to use, they will select a title insurance company for you.
