Silver Companies has formed an alliance with Palladium Title Services. Palladium Title Services, LLC is a customer-focused title company located at 12710 Meeting House Road Suite 102, Carmel, IN providing title insurance and settlement services to residential and commercial customers in the State of Indiana.

Palladium is backed by a staff of real estate professionals with an in-depth knowledge of the State of Indiana, specializing in the marketplace in and around Indianapolis.

We are a member of the Indiana Land Title Association and are committed to continuing education classes. We are dedicated to providing error-free and timely services to our clients in an effort to ensure problem-free real estate closings along with confidence that the properties are unencumbered with liens, rights or other issues of ownership.

Services:

Real Estate Purchase and Sale Contract: 
It is the blueprint for the entire transaction.  Real estate agents and attorneys are licensed to provide these. They protect your interests and negotiate the terms of the deal on your behalf. Remember once the contract is signed, you’re legally bound to its terms.  The contract spells out the terms and conditions of the purchase from the purchase price all the way down to who pays the utilities until you take possession of the house.  Don’t think any pre-printed real estate contract is written in stone; rather it’s where the buyer and the seller begin negotiating.  It’s where your real estate agent or attorney will be invaluable to you, offering advice that can save you hundreds, even thousands of dollars down the road.  As a closing agent we review the contract and close according to the terms agreed upon. 

Our closers will review your contract with you to insure that we have a full understanding of your transaction.  Many contracts require the issuance of an Owner’s Title Insurance for the buyers and Mortgagee Title Insurance policies for the new lender. 

Refinance: 
When you refinance an existing mortgage “it costs you money or equity.”  People refinance for many reasons. Whatever the reason, the new lender will require a Mortgagee Title Policy to be written on the new loan.  You are eligible for reissue discount on the cost of the new policy. If you provide the title insurance company selected to do your refinance with a copy of your “owner’s title policy”, you will receive a discount on the cost of the new loan policy. You have the right to select the title insurance company to close the new loan for you.  If you do not tell your new lender who to use, they will select a title insurance company for you. 

Mortgages:
We can insure Title Insurance on all types of loans:

Statewide Real Estate Closings and Settlement Services:

  • All closings can be done in or out of the office.  We are flexible to your work schedule and have early morning or evening appointments available.  To better answer all questions and assure the customer that we care enough about them, we perform all our own closings. 
  • Title Searches, Exams and Title Commitments issued within 48 hours, when needed in a rush. 
  • Review the title commitment and ambitiously clear all title related issues including satisfactions, payoff, survey, municipal lien searches, estoppel letters, condo/co-op and homeowner’s association letters, title insurance endorsements, and work with the real estate professionals to obtain any corrective documents. 
  • Ensure accurate information on mortgage payoffs, real estate taxes, survey fees, termite fees, real estate commissions, home warranties, repair issues, possession date, and homeowner’s insurance. 
  • Quickly and accurately prepare closing documents including the Settlement Statement form issued in compliance with HUD (Housing Urban Development) regulations and will provide it for your review prior to closing.  This minimizes changes.  Coupled with meticulously prepared closing documents we ensure a smooth and easy closing. 
  • E-mail Services are available to save communication time and expenses, allowing faster closings. 
  • Personal closer/Processor will act as your contact and liaison between our internal departments. 
  • All types of closings for Commercial, Residential, Refinances,  and Re-Sales.
  • We have experienced staff in all areas including; In house closing/settlement agents, funding department, post closing department, recording department, and personal account processors to provide you with immediate and personal service.
